Homeowners Oppose New Car Wash on 104


13WHAM reports: Mardanth Enterprises, Inc. (run by Daniele family) owns Mario’s Italian Restaurant and Royal Car Wash. The company is eying the site of the old St. John's Catholic School to open a new car wash location across the street from Greece Ridge Mall.

If approved, the plan is to tear down the historic site, build a Royal Car wash and add a second entrance to the lot on Duxbury Road.

“I have a LaserWash, a Buckmans Car Wash and a Delta Sonic car wash all within minutes of my house and we really don’t need another car wash in Greece. Not on W. Ridge Road anyhow. I like my back yard. It’s very private and I think I’m going to lose that.” ~~ Craig Ridd, who lives near the proposed site.

The property does not have the proper zoning, but Mardanth Enterprises, Inc. has submitted an appeal to the town’s board of zoning appeals to change that. The Town of Greece will hold a public hearing about the car wash Wednesday, April 16, 7 p.m. at Town Hall.

In Brighton the Daniele family is squawking because the bowling lanes next door to their Mario's restaurant is going to sell to Delta Sonic. They say they should have been the first choice . That explains a lot. They must be getting into the car wash business. Breaking Bad relate anyone?
And the traffic there is soooo bad already. No need for a car wash. What does the big blue church think about this?

I'm not necessarily for or against this business, however if you bought a house in the vicinity of West Ridge Road you should expect development. It's a high commercial area, things are constantly changing.

They have absolutely no political clout in Democratic controlled Brighton. However Greece is a different story
If you would like to observe the impact of a car wash on traffic, Check out Delta Sonic at Ridge and Bonesteel. On Sunday .total grid lock with one west bound lane closed with parked cars back to the rail road tracks and on Bonesteel south to Milford street.. Imagine that across from the Mall and Alfonso Drive intersection.

To 11:03AM ~~ Actually the Delta Sonic gridlock happens often on weekdays, too. I'm still trying to use carwash coupons given to me 2 years ago at Xmas without having to spend an hour in line there.

What I suggested to my FB friends about this situation is: From my long experiences in Greece, neighborhoods need to PICK THEIR BATTLES when it comes to location of businesses close to homes. I understand the traffic issues with this, but it's POSSIBLE that if you succeed in getting this project stopped a WORSE project will be proposed next. Maybe it would be best to SUGGEST what sort of business the neighbors would "welcome" instead and then lobby for that.

I agree with you Skats, this is never going to be anything but a commercial location. The church was never part of this plan. It is not coming down only the school which is a big box. As a member of the church the school costs the church 50K per year to maintain. If a sale does not happen St. Johns will close. And what on earth could be done with our current church???

9:31 The building right on ridge IS the old church. It is part of the car wash plan. It has not been used as a church for 30 years. They use the blue mayflower building in the back for services. Presently it (also1.02 acres) is owned by 2390 West Ridge LLC. St John owns the 9.85 acres where the blue church is...not the old school and old church. Basset next door is the developer that has the rights to access on the east side.
There will be gridlock on that part of ridge if this goes through. There is the meridian so that cars from the west will have to make u-turns to get into the car wash. Or worse they will be forced to use duxbury.

12:59pm You could not be more wrong. They are not touching any church. It is the school and only the school. I know I was their. Please get your facts straight and do not start fictitious rumors.
As far as 50K per year we have to have minimal heat on so the place does not have plaster falling in. Its a big old building sucking the life out of a struggling church.

To 5:43PM ~~ Minimal heat is around 52 degrees or so. I have no idea how many sq ft they are heating, but $50K still seems high.
