THe problem with buliding pharmacies is that they are not constructed with consumer demand in mind but are constucted as an attmpt to knock out the competeion and gain market share. The current philiophes of many big retailers is to overbulid in an area and then try to eliminate the competition thus leading the way to greater market contol and control over prices. Greece is already overbulit with retailers and certainly with Pharmacies. Within probably a quarter mile of the Mt Read's Walgreen there is a CVS and Pharmacies in Wegmans and Tops. There is no actual demand for another drug store. While it no doubt true that John Auberger and many of his staff are probably by themsleves using a good deal of blood pressure and mood altering medication at this time, even they don't justify another pharmacy near town hall.

In the end this means more empty stores. If for example Walgreens knocks out CVS then all the stand alone stores CVS bulit in teh last few years will be empty.

Let's require retailers that we have plenty of for our population size take over an existing building instead of starting anew. A novel idea, I know!! No more banks, drugstores, fast food restaurants unless it's in an existing structure.

The town is very ideological in its view of the priority of business interests. They take an essentially laissez faire attitude which absolves them of any responsibility for the [public good or any public concern. In typical Auberger fashion they are asleep at the wheel. The claims of commerce then take precedence over any other rights citizens might have.

Zoning has been used effectively by towns to limits overbuilding of businesses.

Maybe if they didn't "permit" and hound, and "inspect" the hell out of businesses in Greece, more of them would be here.

It's interesting to listen on tape to the town inspectors "dealings" in how to make a problem go away, if the price is "right".

Every bit of the Town of Greece is corrupt. Greed and power have created it. Congratulations. Your truths will now be your reality.

Is it, or is is it not in the best interest of the taxpayer of Greece to increase the tax base of real property in the town?

Will or will not the construction of these new stores increase the taxbase? Will they not create construction jobs?

Will the permitting process generate income to the Town?

If the answer is yes, the Town is doing its job. If the answer is COMIDA will grant tax abatements, the Town is NOT doing its job.

Even if the stores close for lack of business taxable realestate remains and taxes will be paid.

There's nothing that says people from Greece get hired to build any of these stores.

I'm assuming you don't live near Northgate or maybe you're not from Greece but Northgate Plaza is still vacant because that community group keeps suing to stall it. It's been 2-3 years since the project got approval. I'm not saying I do/don't support the project, I'm just pointing out the reality of the situation.

To 10:49AM ~~ The reality of the situation is that Northgate Plaza was permitted to become a rundown dump long before Walmart was a glimmer in Auberger's eye. Some MINOR clean-up was done after the Northgate neighbors made a huge stink about it when Walmart started campagning to takeover the plaza, not that you could tell it currently.

Regardless all of that, we have codes in this town that aren't enforced. Northgate shouldn't ever have been permitted to become the mess it currently is, agreed?

SCATS, my comment had nothing to do with the history of Northgate Plaza beyond the previous 2-3 years. I commented on why nothing has been done over this period in response to another poster who mentioned Northgate in its current state and might not be aware of the recent history.

I was not being a smart*** to that person and am not looking to get into a back and forth contest with you now.

I didn't even bring up Auberger or support/opposition to the project.

@11:22 - I assume they oppose it because Walmart isn't run by the union.

@10:35 - It sounds like you want a government that totally dictates what people can do with their property. Be careful of that if that's the case. It would affect you too. I don't even think Dan Maloney and the Greece Democrats want to go that far, but I'll admit I don't know. Maybe they do. Since we don't hear anything else from them but attacks, stunts and cheap shots, you'll have to go out of your way to find one of them yourself and ask the question. Some of their people commenting here suggest that's the best or only way you'll get to know their stance on issues other than GPD.

To 12:28PM ~~ The fact of the matter is that the CURRENT STATE of NORTHGATE PLAZA IS A DIRECT RESULT OF "the history of the matter." You failed to answer my question about whether or not codes should have been enforced to prevent the CURRENT MESS AT NORTHGATE. You can't blame the Northgate neighbors (or the Democrats) for the fact that the Town of Greece has FAILED TO ENFORCE ITS CODES!

Your "assumption" is just a cheap shot. Feel better now?

@SCATS I never blamed the democrats for anything regarding Northgate plaza. Claiming that I did is a boldfaced lie! And don't demand that I answer you just because you try to change the subject.

@12:36, the union comment wasn't a derrogatory comment. Funny how you took it that way. Why do you equate a comment on unions with negativity?

WalMart is not a union company and the unions oppose them as a result. That's a fact, not conjecture. Where have you been? Or am i wrong.

If any of the regular home owners left their property to look as disgusting as the northgate property (owned by widewaters??) wouldn't we be slapped with a violation? We would be fined. We would have to pay for the cleanup after the town did it. Why is Northgate exempt from keeping the property up to code? Of course these developers have more than enough money to pay the fines as the community watches the property go downhill as the court fight continues. Could be extortion....don't you want the place to look better? Then let us have our way with the Walmart. If not it will continue to look like an abandoned garbage site.
I don't have an opinion on the wisdom of a Walmart there or not but this seems to be the watch and wait scenario we have here. And those with the deepest pockets can wait for a very long time since they pay next to nothing with their tax abatements given by the school district a few years ago.

To 8:52PM ~~ When people began acting so childishly on here, it was time to bring the claws out. Let's focus on the ISSUES, not each other, personal characteristics, political parties, etc.

It seems to me that BOTH SIDES need to start tackling the issues and telling the community what they plan to do fix the fine mess we're in. At least the Dems have made themselves visible. Are the Reps. hiding, hoping and praying?
